Lot of 26 × 80 m on a 24° north-facing slope at Km 74 of Ruta 3, Nor Yungas, 2,100 m. Terrain from the January 2026 topographic survey and two lidar sections; the platform, the 4.5 m CAT cut and the bench are read from site photos (±1 m).

What is there

Four reinforced-concrete machones (T-frames) on the road platform, beam tops at about 3.6 m.
A 4.5 m cut below them, tarped, and a bench with pushed spoil at its outer edge.
A road bridge over a quebrada at the west end of the frontage; its abutment reinforces the lot's west edge by the road.
Where the slope starts, a band of flowers: hortensias, cartuchos, frangipani, margaritas, aloe, orchids. Below it bananas, lemon, mandarin, apple and avocado trees, two totaí palms, then cloud forest with ambaibos and tree ferns down to the lower boundary, about 31 m below the road.

P1 at the road: soft silt (MH), N 1–2, water 48–58 %.
P2 mid-platform: gravel lens N 8 over silt N 2 at 2.5 m.
P3–P5 at the bench: silt over gravel N 7–9 at 1.65–2.5 m. P4 is the best ground on the lot.

Reading: a soft, saturated silt mantle with gravel lenses. Light structures on points that reach the gravel; no heavy walls into the silt.
